Home Care: Exterior Wood Care

Exterior wood structures, such as decks and fences, are expensive investments and need the best protection available. Premium quality sealers/stains all contain pigment (color) to block harmful UV rays. So called clear sealers do not block these rays and usually need to be reapplied every year to maintain the surfaces. Not treating exterior wood with a pigmented stain/sealer will allow wood rot and natural decomposition to occur much sooner than necessary. Using \"clear\" sealers require a fairly large (ie. proper cleaning and application of waterproofer) job annually. If a quality pigmented stain/sealer is properly applied one may expect up to 4 years before retreatment is necessary. There are several excellent products on the market with beautiful natural wood color choice. Please contact me for further information.

Community Soccer Games - Weekly

Community Soccer games are held throughout the Summer and early Fall.
Note: Beginning September 6th the games are now switched from Monday evening to Saturday mornings at 8 AM.

HOA June 2003 Annual Meeting - Notes

On June 4th, 2003 our 2nd annual Evergreen Meadows HOA meeting was held. Approximately 30 homes were represented with about 40 people attending. Mark Trostle - VP of Land Development (N. VA.) from Richmond American presided along with Ernie Lightfoot, our Koger Management property manager.

The meeting was called to order at 7:45 PM. Numerous topics were discussed and the most important are outlined below:

* Status of phase-I Street Lights
* Status of repair work for Sinking Lawns
* Status of repair work for Lateral Sewer Lines that failed Inspection
* Status of Final Driveway Top Coat for about a dozen phase-I homes
* Common Area Circle - additional seeding
* Bern Trees and Shrubs
* Dead Street Trees
* Status on Pool and Recreation Center
* Operating Budget
* Construction Trailers
* Community HOA Board Members Appointed

Community Update - July 11, 2003

Hello, all. We're making good progress on lawn repairs and lateral sewer line repairs, I'd say we are about half done. We will set up the paver for final driveway topping in August for the phase-1 homes still waiting on this service.
I just tried to call Bert Mackenzie at NOVEC to check on street light proposal but got no answer. We'll have to send something in writing.

We are starting the bond release process for Section One, so you may see County and Town inspectors doing walk-throughs, then our subs doing
repairs over the next few months.

As noted, Wm. A. Hazel has begun sitework for the pool - a pipe laying crew should start next week.

Buchanan Construction will build the pool,
bathhouse and tennis courts. I anticipate work taking about 5 months.

Has the pool committee activated yet? Koger and RAHV want HOA input on the pool regs and management.

The landscapers reportedly checked with Town on substituting Willow Oaks for Pin Oaks. I feel they are comparable value and Willow Oaks
actually make better street trees due to wider canopy and less messy leaves.

Our next focus is to gain approval of the Stowers Lane Improvement plan, so we can start building the second access into EM.

HOA Architectural Change Applications Required

It is quite evident with the summer upon us that many home owners are well under way with projects to improve their homes and property. This is all great, unfortunately many home owners have not submitted applications for these changes.

It is without question improvements that involve decks, fences, patios, landscaping, and play gym equipment REQUIRE approvals BEFORE the project is started.

Don't become the example to the community in which you are mandated to remove an item or modify a project that was constructed outside of the HOA Guidelines. This could be a costly mistake.

Submit change applications to the HOA for approvals on all above noted project categories.

DOGS!

Numerous complaints have been lodged recently with HOA members regarding dogs not on leashes or restrained to your property, and dog urine and feces on lawns and common areas. If you walk your dog on the common areas please pick up the poop. As of 4-15-04 with 282 'reads', and 18 votes at 4.72 points (of max 5) score average. since posting this story, this is the second most read story on the web site, yet the issue continues to be a problem! Don't be a part of the problem.

Be advised it is a County and Town law to keep dogs on a leash, or restrained within your property. It is not only an HOA policy to pick up dog feces from common areas and other's lawns, but it is just plain common courtesy. Most of us abide by these requirements however there are numerous home owners who are not, thus the need for this reminder.

Lawn Waste - Requires Biodegradable Paper Bags

Be advised as of June 30, 2003 our new Trash and Recycle contractor - CSI, is requiring lawn waste bagged in paper biodegradable bags for Friday pickup. Trash cans or plastic garbage bags filled with lawn waste will not be picked up any longer. In addition, CSI is now accepting cardboard for recycle, however boxes must be broken down.
Biodegradable bags are available at Home Depot or Lowes stores.
Note: it is an HOA violation and subject to potential fine for dumping lawn waste in any common area of our community.

Shawn Milletary departs Richmond American

Many of us grew to know Shawn Milletary well as the sales person for most of the homes in section-1 and the Heritage Series homes in section-2. Shawn married in June 2003 and soon after elected to depart from Richmond American Homes. Shawn is now a member of the \"Redwood Group\" of Realtors based out of Reston VA (www.redwoodgroup.com). Shawn's company has listed 6 of our homes for resale; 3 in August 2003 ($500K, $480K, $495K) 2 in October ($500K, $530K), and 1 in November ($480K). As of January 2004 four homes sold ($495K for $465K), ($530K for $520K), ($500K for $500K?), and ($480K for $470K?). Two families decided to stay at EM for now and removed their homes from the market.

Street Parking Citations

Be advised that the local Leesburg Police perform sweeps at Evergreen Meadows. Parking citations are issued for vehicles parked in the wrong direction on the street. The fine is $15. Tickets have been issued at least once already in late July 2003. Also be aware according to Leesburg ordinance a vehicle parked in the street may be towed away if never moved within a 5 day period.
